20 Jun Jan – Mar 2018 Market Update
Regionally record house prices are been recorded. Auckland median prices are showing a marginal decrease year on year. This is also due to the mixed bag of properties sold. The under $750,000 price band had 4% more sales while $750,000-$2million had 5% fewer sales. (source REINZ)
Overall, we see a more stable and even playing field for both vendors and buyers to partake. March showed a 54% success auction rate in the Harcourts Cooper and Co group. More than ever auction is proving to be an excellent forum in which sell in this market. When deciding on entering into the market it is always a good idea to work along with a professional in the industry. A trusted Real Estate Advisor will offer direction as to property values in your sought after areas and advise you on how best to move forward to achieve a desired outcome. Auckland still has a housing shortage and it is advisable not to become complacent in making decisions. In the wise words of Mark Twain: “Buy Land, they are not making it anymore!”
When it comes time to sell, it is important to prepare well if you wish for a premium outcome. This would include marketing your property correctly and preparing your home for sale to appeal to the wider needs of buyers looking at the time.
Happy hunting and gathering
